Meridian Tower Condo Complete Remodel

The Highlights

  • We listed the condo for $1,000,050 with no updates. At the same time, a brand new nearby condo building listed several units for sale. In our opinion the units were not as good as ours, but ours wasn’t selling. 

  • We took the condo off the market. Our clients invested $150,000 in major cosmetic updates, bringing the condo’s aesthetic into the future. 

  • In 2017, we listed the condo for $1.1 million and sold it for $1.55 million.

The Story 

As real estate agents with Get Happy at Home, we helped our clients sell this condo in Meridian Tower that’s located in First Hill and right on the border of Downtown Seattle. The condo went on the market in original condition. But right around the same time, the new Luma building that was close by opened up condos to buyers. Our unit was a rare 3-bedroom, 2-bath condo with big views, but no one was biting on it for its $1,000,050 list price. The Luma units were 2-bedroom, didn’t have a great floorplan, and these units were selling for $1.5 million! 

To be honest, it puzzled us a bit, but we got some great feedback from potential buyers. While many of them liked the floorplan, they shared that the unit felt a bit like their “parents place.” It was dated, and we also discovered that they would have bought the unit if it was updated or remodeled; they just didn’t want to do the work themselves. 

So, we went out on a limb and suggested that our sellers renovate it. Luckily, plumbing and electrical didn’t need to be done. We just needed to redo some of the finishes and give the condo a fresh look. 

Our clients moved out, so we had the freedom to do all of the work without working around them. We also communicated with the condo’s HOA; with projects like this, you have to get everything approved by the board, and we handled all of that. Our clients didn’t have to worry about any of it!

The Work We Did 

After our clients moved out, we got to work! We gutted the finishes. We renovated the bathrooms and installed new tile, cabinets, counters, hardware, faucets, and shower.

We gave the kitchen a total makeover as well! In the kitchen we opened it up more, installed new appliances, new counters, new cabinets, and new backsplash.

We installed new engineered wood flooring to give the space a much more contemporary look; the existing flooring was Brazilian cherry, which had gone out of style. We replaced all of the lighting, and painted the whole unit white. And we also modernized the fireplace area, giving it a more streamlined look by adding quartz.

Our goal was to make this condo look like a brand new condo, and we spent $150,000 to get it there. 

The Results

In 2017, we listed the condo for $1.1 million and sold it for $1.55 million!
